Land prices in the Beskydy

How much a building plot in the Beskydy costs, what drives the price per m² and how a serviced plot with a permit differs from raw land without access.

How a plot's price is formed

A plot's price comes from its location, view, orientation, access and utilities. In the Beskydy, building plots around Frýdlant nad Ostravicí, Čeladná and Janovice typically range from roughly 2,000 to 5,000 CZK per m². Serviced plots with a permit sit at the top of that range; raw land without access sits at the bottom.

What lowers the price and what raises it

A southern orientation, a panoramic view, privacy and completed utilities with a permit raise the price. A slope requiring a retaining wall, missing access, the need to build connections and restrictions in a protected landscape area lower it. The hidden costs of utilities and earthworks often decide whether a plot is good value.

Plot price versus construction costs

A cheap plot without utilities quickly becomes expensive: connections, a private water source, a driveway or earthworks can exceed a million crowns. A plot where everything is ready lets you build immediately and spend on the house, not the infrastructure. Always compare the total investment, not just the price per m².

The price of the Vidíkov plot

The Vidíkov plot is 9,446 m² with a valid building permit for a villa and all utilities at the boundary — electricity, water with its own well, gas and municipal sewerage. The price is agreed at a personal viewing; we will gladly refine it to your plans and the current situation.
