Buying land in the Beskydy

A practical step-by-step guide to buying land — from checking the cadastre and land-use plan to the contract, registration and connections. What to verify before you sign.

Checking a plot before purchase

Before you buy, check the cadastre for the owner and for any easements or liens. Verify the land-use plan and buildability, access from a public road and the capacity of the utilities. Access and utilities are the most common hidden problems.

What buildable land means

A building plot must be designated for development in the land-use plan. If it is registered as permanent grassland or arable land, you face a change to the plan, removal from the agricultural land fund and further permits. A plot that already has a valid building permit has most of this behind it.

Contract, cadastre and payment

The purchase contract should clearly describe the plot, the price, the date and the handover. Registration in the cadastre follows, usually for a fee, and only that entry makes you the owner. For pricier plots, a solicitor's escrow and a check of ownership history are worth it.

From purchase to construction

After purchase you continue with connections, design and the building permit. In the Beskydy this path can take years. The Vidíkov plot shortens it to a minimum: it has a valid permit, utilities at the boundary and an access road, so you can build immediately.
